1. Introduction
By accessing, booking, or purchasing a plot at SreeKaram Future City, you agree to the following Terms &
Conditions. These terms govern all transactions, agreements, and obligations between SreeKaram Farms Pvt.
Ltd. (the seller) and the buyer.
2. Plot Ownership Guidelines
All transactions must comply with the laws and regulations of the State of Telangana and the Republic of
India. Buyers must adhere to the following guidelines:
- All plot purchases must comply with the Telangana Municipal and Urban Development Acts and HMDA
regulations.
- Non-residents and foreign nationals must adhere to applicable guidelines under the Foreign Exchange
Management Act (FEMA) and Reserve Bank of India (RBI) rules before proceeding with purchase.
- Ownership transfer and registration will be processed as per the Registration Act, 1908, and Telangana
Registration Department norms.
- All legal disputes regarding ownership, layout, or terms will fall under the jurisdiction of Hyderabad
Civil Courts.
3. Payment Terms
- All payments must be completed as per the terms agreed at the time of booking or allotment.
- Accepted modes of payment include bank transfers, cheques, demand drafts, or any legally valid method
approved by the seller.
- Failure to comply with payment terms may result in cancellation of the booking or allotment.
- Stamp duty, registration fees, and other applicable government charges must be borne solely by the
buyer.
4. Legal Compliance
- All transactions are subject to the Indian Contract Act, 1872, the Registration Act, 1908, and all
applicable state and central laws.
- Buyers are encouraged to verify all legal documents and conduct personal due diligence before making a
purchase decision.
- The seller assumes no liability for legal issues arising from the buyer's failure to comply with
relevant legal requirements.
5. Dispute Resolution
- All disputes will first be attempted to be resolved amicably through mutual discussion.
- If unresolved, disputes will be subject to legal proceedings under the jurisdiction of the competent
courts in Hyderabad, Telangana.
6. Additional Terms
- Any additional clauses or transaction-specific conditions will be included in the agreement of sale
issued at the time of booking or registration.
- Buyers must agree to and accept all applicable terms before proceeding with the transaction.
